Passive House > BARANDARIAN BEACH HOUSE, CALIFORNIA
Passive House-Ready Performance Designed for California’s Coast
BOOK A FREE CONSULTATIONAbout the Project
The Barandiaran Beach House is a California coastal home designed to be Passive House ready, with the performance principles and documentation in place for future certification. Viking V21 windows, SW17 doors and a large Innova Smart Sliding Door combine high-performance envelope components with warm interior wood finishes suited to the home’s coastal character.
Project Overview
Objective: Create a Passive House-ready beach house that balances energy performance, architectural design and long-term durability in a corrosion-prone seaside environment.
Outcome: A coordinated Viking package aligned with the project’s required Passive House performance figures, with wood interiors complementing the design and a special seaside coating adding protection to the exterior aluminum cladding.
Key Project Requirements
Window & Door Systems Selected for the Project
The project combines Viking V21 windows, SW17 doors and a large Innova Smart Sliding Door. Warm interior timber finishes support the beach-house aesthetic, while a special seaside coating adds protection to the exterior aluminum cladding in the coastal environment.
Viking V21
(Timber-Aluclad Windows)
Selected for the window openings to support the required Passive House performance figures while maintaining a warm timber appearance inside.
Viking SW17
(Swing Door)
Used for swing-door openings to carry the high-performance strategy and timber/aluclad character consistently across the envelope.
Viking Innova
(Smart Sliding Door)
Specified as the home’s large sliding opening, preserving architectural openness while remaining aligned with the project’s Passive House performance requirements.

Project Review & Passive House Coordination
E Windowtastic worked closely with designer and builder Ignacio Barandiaran and the Passive House consultant to verify the window and door components against the project’s required performance figures.
Window & Door Package Coordination
The V21, SW17 and Innova systems were coordinated as one package, balancing certification readiness, the desired architectural character and the need for a large glazed opening.
Coastal Finish Coordination
E Windowtastic coordinated the special seaside coating for the exterior aluminum cladding to provide additional corrosion protection while preserving the intended exterior finish.
